Sri Lanka’s southern coast has villas worth over $2M running at 20 to 25% occupancy, against the roughly 60% their owners planned for. The usual answer is better marketing for each property.
My reading was that guests don’t book villas, they book destinations. Luxury properties share a digital shelf and a streetscape with budget hostels, which pulls the whole region’s price point down. The roadmap treats the coast as one product, positioned as heritage luxury rather than competing with Bali’s party scene or Dubai’s scale. Four pillars run in parallel: infrastructure, an experience ecosystem, digital discovery and governance. The work is phased: a unified destination site and curated experiences in year one, then signature experiences and brand authority, then destination-level infrastructure from year three.
